The July numbers are in, and the real estate market throughout the Pioneer Valley remained active coming out of the spring market. While Franklin and Hampshire Counties continue to experience many of the same market pressures, the latest numbers show some interesting differences—particularly when it comes to available inventory.

Pioneer Valley Overview

Across the Pioneer Valley, single-family home sales increased 3.1% in July compared with July 2025, while the median sales price declined 3.6% to $385,000. Pending sales showed significant strength, increasing 25.3%, while new listings were up 13.1%.

Inventory, however, remains limited. The number of single-family homes available for sale throughout the Pioneer Valley decreased 6.7%, from 930 homes last July to 868 this July.

Those pending sales are important because they give us a look at what may be coming next. With considerably more homes under agreement at the end of July, we should continue to see healthy sales activity as we move through the remainder of the summer.

Franklin County Single-Family Homes

Franklin County had a solid July, with both closed sales and median prices increasing compared with last year.

❖ Closed Sales: 59, up 9.3% from 54

❖ Median Sales Price: $416,300, up 5% from $396,500

❖ Pending Sales: 68, up 9.7% from 62

❖ New Listings: 60, compared with 59 last July

❖ Days on Market: 36 days, up from 29

❖ Homes for Sale: 105, down 14.6% from 123

The number that stands out is inventory. Despite an increase in sales and pending activity, Franklin County ended July with 18 fewer single-family homes available for sale than a year ago.

That 14.6% decline in inventory helps explain why buyers are still finding competition for certain properties and why well-priced homes can continue to attract strong interest.

Hampshire County Single-Family Homes

Hampshire County tells a somewhat different story.

❖ Closed Sales: 126, up 10.5% from 114

❖ Median Sales Price: $459,000, down 5.7% from $487,000

❖ Pending Sales: 120, up 23.7% from 97

❖ New Listings: 133, up 17.7% from 113

❖ Days on Market: 26 days, up from 23

❖ Homes for Sale: 232, up 10.5% from 210

Unlike Franklin County, Hampshire County saw an increase in available single-family inventory. More new listings came onto the market, and there were 22 more homes available at the end of July than there were a year earlier.

At the same time, pending sales jumped nearly 24%, showing that buyers are actively absorbing that additional inventory.

A Big Difference in the Condo Market

One of the most interesting parts of July’s report is the difference between the condominium markets in Franklin and Hampshire Counties.

In Hampshire County, condo activity increased considerably. Closed sales rose from 21 to 31, pending sales increased from 22 to 28, and new listings jumped from 17 to 29. Condo inventory increased from 44 units last July to 70 this July—a 59.1% increase. The median sales price rose 4.1% to $406,000.

Franklin County remains a much smaller condo market. Only three condos closed in July, and just six were available for sale at the end of the month. Year to date, Franklin County condo sales have declined from 29 in 2025 to 15 in 2026.

With such a small number of transactions, monthly percentage changes in Franklin County condos can appear dramatic, so it is important to look beyond percentages and consider the actual number of properties involved.

What Do the July Numbers Tell Us?

The spring market was active, and we are seeing that activity reflected in July’s closed sales. More importantly, pending sales remain strong, which should help carry that momentum through the remainder of the summer.

The market is also becoming increasingly local. Franklin County continues to have a shortage of available single-family homes, while Hampshire County has seen inventory grow. Even within the same region, buyers and sellers can be dealing with very different market conditions depending on the county, town, price range and property type.

For homeowners considering selling, limited inventory—particularly in Franklin County—may continue to create opportunities. For buyers, more listings in some segments of the market could provide additional choices, but desirable homes can still move quickly.

Understanding what is happening in your specific market is much more useful than relying on a statewide or national headline.
